The Institutional Pivot
Institutional investors are increasingly favoring Business Bay. The reason is yield compression in Downtown. As prices in Downtown have peaked, rental yields have stabilized around 5.5-6%. In contrast, Business Bay, with its newer inventory and proximity to the canal, is offering yields upwards of 7-8%.
Infrastructure Catalysts
The completion of the new Marasi Drive extension has significantly reduced congestion. Furthermore, the new luxury enclaves by Omniyat (The Opus, The Lana) have re-rated the neighborhood’s perceived value.
Forecast
We project Business Bay capital appreciation to outperform Downtown by 150 basis points over the next 24 months. For investors holding aging assets in Downtown, this may be the optimal window to rotate capital.
