• Providing property listings, market insights, and advisory support
• Assisting clients throughout the transaction process in compliance with RERA and DLD regulations.

Our licensed activity is strictly limited to brokerage for buying and selling real estate. Services outside this scope — including property management, leasing, or financial advice — are not offered by Starbird Realty and should be sought from appropriately licensed professionals.

Acceptable Use

You agree to use starbirdrealty.com solely for lawful purposes and in a manner that does not infringe the rights of others. Specifically, you must not:

• Use the website in any way that violates applicable local, national, or international laws or regulations
• Transmit unsolicited or unauthorised advertising or promotional material
• Attempt to gain unauthorised access to any part of the website or its connected systems
• Submit false, misleading, or fraudulent enquiries or information
• Scrape, harvest, or systematically collect data from the website without our written consent

Client Obligations & Engagement

When engaging Starbird Realty as your brokerage agent, you acknowledge and agree to the following:

• You will provide accurate, truthful, and complete information relevant to your property transaction
• You are legally authorised to buy or sell the property in question
• You will not simultaneously engage multiple brokers on an exclusive basis without disclosure
• All transactions will be conducted in compliance with Dubai Land Department (DLD) and RERA regulations
• Any signed Form A (for sellers) or Form B (for buyers) constitutes a formal brokerage agreement and is subject to RERA's standard conditions

Accuracy of Property Information

Starbird Realty endeavours to ensure that all property listings and information published on our website are accurate and up to date. However, we make no warranties or representations — express or implied — regarding the completeness, accuracy, or fitness for purpose of any listing or information provided.

Property details including price, size, availability, and specifications are subject to change without notice and are provided for general informational purposes only. Clients are advised to independently verify all material details before entering into any transaction.

Starbird Realty shall not be liable for any loss or damage arising from reliance on inaccurate or outdated listing information.

Brokerage Fees

Starbird Realty charges a brokerage commission for successfully facilitating property transactions. Fee structures are governed by RERA's standard commission guidelines and will be communicated to you prior to formalising any brokerage agreement.

• Commission rates and payment terms will be outlined in the applicable RERA Form A or Form B signed between the parties
• Commission is typically due upon successful completion of the transaction (transfer of title at the Dubai Land Department)
• Any applicable VAT or government fees are the responsibility of the client unless otherwise agreed in writing

No fees will be charged without prior written agreement and in accordance with applicable RERA regulations.

Disclaimer of Warranties

To the fullest extent permitted by applicable law, Starbird Realty, its directors, employees, and agents shall not be liable for:

• Any indirect, incidental, special, or consequential loss arising from the use of our website or services
• Loss of profit, revenue, data, business, or goodwill
• Any third-party actions, omissions, or representations in connection with a property transaction
• Technical errors, interruptions, or unavailability of our website
• Any decision made by a client in reliance on information provided on our website

Our total liability to you in connection with any single transaction or claim shall not exceed the brokerage commission paid by you to us in relation to that specific transaction.

Nothing in these Terms excludes or limits liability for death or personal injury caused by our negligence, fraud, or any matter that cannot be excluded by UAE law.

Your Personal Information

Starbird Realty is committed to protecting your personal data. Any information you provide through our website or during the course of our brokerage services will be handled in accordance with applicable UAE data protection regulations, including Federal Decree-Law No. 45 of 2021 on Personal Data Protection.

We collect and process your personal data only for legitimate purposes, including:

• Facilitating property transactions and brokerage services
• Responding to your enquiries and communication requests
• Complying with RERA, DLD, and other regulatory obligations
• Improving our website and service offerings

Any dispute arising out of or in connection with these Terms — including any question regarding their existence, validity, or termination — shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.

Where a dispute relates to a licensed real estate transaction, RERA's dispute resolution procedures may apply, and both parties agree to co-operate fully with any such process.
