The UAE Federal Authority for Identity and Citizenship has released new guidelines for the Golden Visa program, effective immediately. These changes are designed to stimulate the off-plan market.

Key Changes

Previously, investors needed to pay AED 2M in full or have a specific amount of equity in a mortgaged property. The new amendment allows investors to apply for the 10-year residency once they have paid AED 200,000 towards a property valued at AED 2M or more, provided the developer is on the approved list.

Strategic Implication

This lowers the barrier to entry for long-term residency significantly. Investors can now secure a visa at the beginning of the construction cycle rather than waiting for handover. This is a massive liquidity booster for the off-plan sector.
